Willoughby lies approximately seven kilometres north of the Sydney central business district, giving its name to the Willoughby local government area, immediately south of Chatswood and adjoining Naremburn and Artarmon.

It has retained a detached house majority at 56.5 per cent of occupied homes, which distinguishes it from the apartment-dominated suburbs nearby, while still carrying an apartment component of 31.7 per cent.

Its tenure profile is unusually balanced: 34.4 per cent holding a mortgage, 33.6 per cent owning outright and 31.2 per cent renting, each within a few points of the others.

Transport and amenity in Willoughby

Willoughby has no railway station of its own. Chatswood station is immediately north, serving both the T1 North Shore line and the Sydney Metro, and Artarmon station is nearby on the T1 line.

Sydney Metro services reach Chatswood, and the Chatswood to Sydenham section opened on 19 August 2024, running below the harbour and under the Sydney central business district. That gives the suburb access to two rail systems from one nearby interchange.

Sydney buses serve the suburb extensively, and the Pacific Highway and Willoughby Road provide the road routes. Chatswood provides major shopping, and the Willoughby Incinerator and local parks provide amenity. This guide does not describe school catchments, which the NSW Department of Education can confirm.

Willoughby combines detached houses on the residential streets with an apartment component toward Chatswood and the main roads, plus a modest number of townhouses.

At the 2021 Census, 1,406 of the 2,489 occupied private dwellings were separate houses, 788 were flats or apartments and 265 were semi-detached or townhouse dwellings, so houses made up 56.5 per cent of occupied homes against 72.3 per cent nationally, while apartments accounted for 31.7 per cent. Three-bedroom homes numbered 802, two-bedroom 660 and four-bedroom 592, with 179 having five or more.

The Census also recorded 203 unoccupied private dwellings out of 2,688 on Census night, about 8 per cent. Due diligence divides between strata work for the apartments and, for the houses, structural condition, roof and services, and the approval status of past alterations.

The 2021 Census counted 7,124 residents in Willoughby, with a median age of 40 against 38 for Australia and an average household size of 2.7 people compared with 2.5 nationally. Adults aged 35 to 44 were the largest group at 1,172, followed by 1,154 aged 45 to 54, 1,069 children aged 5 to 14 and 796 residents aged 55 to 64.

Tenure divides almost perfectly evenly. The Census recorded 851 dwellings owned with a mortgage, 830 owned outright and 771 rented, so 34.4 per cent of households with a stated tenure held a mortgage, 33.6 per cent owned outright and 31.2 per cent rented, against 35.0, 31.0 and 30.6 per cent nationally, close to the national pattern on every measure.

Buying in Willoughby under New South Wales law

Under the Conveyancing Act 1919 and the Conveyancing (Sale of Land) Regulation 2022, a vendor must attach prescribed documents to the Contract for the Sale of Land before exchange, including a current section 10.7 planning certificate issued by Willoughby City Council under the Environmental Planning and Assessment Act 1979, together with title documents.
