Apartment development has transformed the suburb, and at the 2021 Census only 539 separate houses remained among 4,399 occupied dwellings. The result is a dense, young suburb with a housing profile unlike the surrounding inner west.

Transport and amenity in Homebush

Homebush station is on the Sydney Trains network, on the Main Suburban line, providing services to the Sydney central business district and west toward Parramatta.

A Sydney Metro West station is confirmed at Sydney Olympic Park nearby. Stations on that line have been confirmed at Westmead, Parramatta, Sydney Olympic Park, North Strathfield, Burwood North, Five Dock, The Bays, Pyrmont and Hunter Street, and Sydney Metro West is targeting an opening date of 2032, when it will double rail capacity between Parramatta and the Sydney central business district.

Sydney Olympic Park provides major sporting and event venues nearby, and DFO Homebush offers retail. This guide does not describe school catchments, which the NSW Department of Education can confirm.

Homebush is built predominantly of apartments, most of it recent, with a small surviving component of detached houses.

At the 2021 Census, 3,595 of the 4,399 occupied private dwellings were flats or apartments, 539 were separate houses and 210 were semi-detached or townhouse dwellings, so apartments made up 81.7 per cent of occupied homes against 14.2 per cent nationally, while separate houses accounted for 12.3 per cent against 72.3 per cent. Two-bedroom dwellings numbered 2,589, three-bedroom 711 and one-bedroom 675.

The Census also recorded 652 unoccupied private dwellings out of 5,054 on Census night, about 13 per cent, consistent with a recently built apartment suburb holding investor-owned stock. Due diligence here is largely strata work, with defect history a particular focus in newer buildings.

The 2021 Census counted 11,660 residents in Homebush, with a median age of 31 against 38 for Australia and an average household size of 2.5 people, matching the national figure. Adults aged 25 to 34 were overwhelmingly the largest group at 3,982, followed by 2,086 aged 35 to 44 and 1,138 aged 20 to 24.

Renting dominates and outright ownership is very low. The Census recorded 2,490 rented dwellings, 1,324 owned with a mortgage and only 473 owned outright, so 57.4 per cent of households with a stated tenure rented, 30.5 per cent held a mortgage and just 10.9 per cent owned outright, against 30.6, 35.0 and 31.0 per cent nationally.

Median weekly household income was $2,101 against $1,746, median monthly mortgage repayments were $2,167 against $1,863 and median weekly rent was $470 against $375. For a buyer, this is an investor and first home buyer market of recently built apartments.

Buying in Homebush under New South Wales law

Under the Conveyancing Act 1919 and the Conveyancing (Sale of Land) Regulation 2022, a vendor must attach prescribed documents to the Contract for the Sale of Land before exchange, including a current section 10.7 planning certificate issued by Strathfield Council under the Environmental Planning and Assessment Act 1979, together with title documents.

For a strata dwelling, the section 184 certificate under the Strata Schemes Management Act 2015 sets out regular periodic contributions, any unpaid contributions, administrative and capital works fund levies, insurance and by-laws, and must be supplied within 14 days of application. Under section 66S of the Conveyancing Act 1919, a buyer by private treaty has a cooling-off period of five business days after exchange, forfeiting 0.25 per cent of the purchase price to withdraw, with none at auction. A section 66W certificate waives that right and makes the contract immediately binding.
