Caringbah South location and character

Caringbah South lies approximately 25 kilometres south of the Sydney central business district, within the Sutherland Shire, on the northern shore of Port Hacking and adjoining Caringbah, Cronulla and Lilli Pilli.

It is a settled family suburb, and its housing is unusual in having essentially no apartment market: only 30 flats were counted among 4,419 occupied dwellings at the 2021 Census.

Its median weekly rent of $730 is the highest recorded in these guides, above Point Piper's $900 only in the sense that Point Piper is a far smaller and less comparable market. For a suburb of this size and type, $730 is an exceptional figure.

Transport and amenity in Caringbah South

Caringbah South has no railway station. Caringbah station on the T4 Eastern Suburbs and Illawarra line is nearby to the north, providing services to the Sydney central business district and to Cronulla.

Sydney buses serve the suburb, and the Kingsway and Port Hacking Road provide the road routes through the Shire. Because the suburb sits on the Port Hacking foreshore, roads run toward rather than through it.

Westfield Miranda is the district shopping centre nearby, and the Port Hacking foreshore and Cronulla beaches provide recreation. This guide does not describe school catchments, which the NSW Department of Education can confirm.

Housing stock in Caringbah South

Caringbah South combines detached family houses with a substantial townhouse component, and almost no apartments.

At the 2021 Census, 3,383 of the 4,419 occupied private dwellings were separate houses, 999 were semi-detached or townhouse dwellings and only 30 were flats or apartments, so houses made up 76.6 per cent of occupied homes against 72.3 per cent nationally, attached dwellings 22.6 per cent against 12.6 per cent, and apartments just 0.7 per cent against 14.2 per cent. Three-bedroom homes numbered 1,741 and four-bedroom 1,662, with 662 having five or more.

The Census also recorded 158 unoccupied private dwellings out of 4,579 on Census night, under 4 per cent. Inspections on waterside blocks commonly consider retaining structures, drainage and stormwater, and on waterfront land, sea walls, revetment and any jetty or boatshed structures.

Who lives and buys in Caringbah South

The 2021 Census counted 13,168 residents in Caringbah South, with a median age of 42 against 38 for Australia and an average household size of 2.9 people compared with 2.5 nationally. Children aged 5 to 14 were the largest group at 1,853, followed by 1,837 adults aged 45 to 54, 1,704 aged 55 to 64 and 1,619 aged 35 to 44.

Ownership dominates. The Census recorded 2,058 dwellings owned outright, 1,774 owned with a mortgage and only 514 rented, so 46.8 per cent of households with a stated tenure owned outright, 40.4 per cent held a mortgage and just 11.7 per cent rented, against 31.0, 35.0 and 30.6 per cent nationally.

Median weekly household income was $2,721 against $1,746, median monthly mortgage repayments were $3,380 against $1,863 and median weekly rent was $730 against $375. Those repayments and that rent are both among the highest recorded in these guides.

Waterfront and bushfire considerations in Caringbah South

Waterfront land brings obligations as well as outlook. Sea walls, jetties, boatsheds and retaining structures may be owner responsibilities and can require consent for works, and a title search together with the section 10.7 planning certificate is where a buyer begins establishing the position.

Foreshore and flood considerations can also apply to land in the Port Hacking corridor, and the planning certificate records those alongside any other constraints.

Parts of the Sutherland Shire are mapped as bush fire prone land, certified by the Commissioner of the NSW Rural Fire Service under section 10.3(2) of the Environmental Planning and Assessment Act 1979. Where land is mapped, building work must comply with Planning for Bush Fire Protection 2019 and AS 3959-2018, and complying development cannot be carried out on BAL-40 or BAL-FZ land.

Buying in Caringbah South under New South Wales law

Under the Conveyancing Act 1919 and the Conveyancing (Sale of Land) Regulation 2022, a vendor must attach prescribed documents to the Contract for the Sale of Land before exchange, including a current section 10.7 planning certificate issued by Sutherland Shire Council under the Environmental Planning and Assessment Act 1979, together with title documents.

New South Wales does not require the vendor to supply a building inspection report, so a buyer arranges that independently, and on waterfront land it should extend to sea walls, revetment and any jetty or boatshed structures.

Under section 66S of the Conveyancing Act 1919, a buyer by private treaty has a cooling-off period of five business days after exchange, forfeiting 0.25 per cent of the purchase price to withdraw, with none at auction. At the prices transacted here, a section 66W certificate raising exposure to the full 10 per cent deposit is a substantial commitment.

Home loan considerations for Caringbah South property

At this price level, some lenders apply a lower maximum loan-to-value ratio above certain loan or property value thresholds, and waterfront homes are not directly comparable with one another, so valuations at the upper end are less predictable.

With median monthly repayments of $3,380 against $1,863 nationally, among the highest in these guides, serviceability is decisively the binding constraint. The 46.8 per cent outright ownership share means many local purchases nevertheless involve substantial equity.

Building insurance on a waterfront property can be substantial and is required by a lender at settlement, so a quote obtained early is prudent, particularly where bushfire mapping or foreshore exposure also apply. The rental market of 514 dwellings is small relative to the suburb's size.
