Gymea Bay location and character

Gymea Bay lies approximately 24 kilometres south of the Sydney central business district, within the Sutherland Shire, on the waterway of the same name off Port Hacking. It adjoins Gymea, Grays Point and Miranda.

It is a settled family suburb with a housing profile weighted heavily toward large homes: 937 dwellings had four bedrooms and a further 370 had five or more, out of only 2,192 occupied dwellings.

Its defining Census characteristic is tenure. Only 160 dwellings were rented, or 7.4 per cent of households with a stated tenure, the lowest share of any suburb covered in these guides and less than a quarter of the national figure.

Transport and amenity in Gymea Bay

Gymea Bay has no railway station. Gymea station on the T4 Eastern Suburbs and Illawarra line is nearby to the north, providing services to the Sydney central business district and south toward Cronulla.

Sydney buses serve the suburb, and the Princes Highway provides the road route north to the city and south through the Shire. Because the suburb sits on a peninsula between waterways, road access is more circuitous than a grid suburb.

Westfield Miranda is the district shopping centre nearby, and Gymea Bay Baths and the Port Hacking foreshore provide recreation. This guide does not describe school catchments, which the NSW Department of Education can confirm.

Gymea Bay is built almost entirely of large detached family houses, many on sloping blocks running toward the water, with a small townhouse component and almost no apartments.

At the 2021 Census, 1,979 of the 2,192 occupied private dwellings were separate houses, 187 were semi-detached or townhouse dwellings and only 24 were flats or apartments, so houses made up 90.3 per cent of occupied homes against 72.3 per cent nationally. Four-bedroom homes numbered 937 and 370 had five or more, against 759 with three bedrooms and only 98 with two.

The Census also recorded 64 unoccupied private dwellings out of 2,262 on Census night, under 3 per cent, one of the lowest shares in these guides. Inspections on sloping waterside blocks commonly consider retaining structures, drainage and stormwater, and for waterfront land, sea walls and revetment.

Who lives and buys in Gymea Bay

The 2021 Census counted 6,983 residents in Gymea Bay, with a median age of 42 against 38 for Australia and an average household size of 3.1 people compared with 2.5 nationally. Adults aged 45 to 54 were the largest group at 1,161, followed by 1,054 children aged 5 to 14, 861 residents aged 55 to 64 and 820 aged 35 to 44.

Ownership dominates almost completely. The Census recorded 1,042 dwellings owned with a mortgage, 970 owned outright and only 160 rented, so 48.0 per cent of households with a stated tenure held a mortgage, 44.6 per cent owned outright and just 7.4 per cent rented, against 35.0, 31.0 and 30.6 per cent nationally.

Median weekly household income was $3,047 against $1,746, median monthly mortgage repayments were $3,033 against $1,863 and median weekly rent was $680 against $375. For a buyer, this is a tightly held family market with very limited turnover and almost no rental stock.

Bush fire prone land in Gymea Bay

Parts of the Sutherland Shire are mapped as bush fire prone land. A Bush Fire Prone Land Map is prepared in accordance with the NSW Rural Fire Service guide and certified by the Commissioner of the NSW RFS under section 10.3(2) of the Environmental Planning and Assessment Act 1979, and the position for a property is noted on the section 10.7 planning certificate.

Where land is bush fire prone, new development or building work must comply with the NSW Rural Fire Service's Planning for Bush Fire Protection 2019 and with Australian Standard AS 3959-2018, Construction of buildings in bush fire-prone areas. Those requirements can add materially to the cost of building or substantially renovating.

One consequence deserves particular attention. Complying development cannot be carried out on land in the two highest risk categories, BAL-40 and BAL-FZ, and in certain circumstances a Bushfire Attack Level certificate must be obtained confirming that a development is not in those categories. A buyer planning to build or extend should establish the position before committing, because losing the complying development pathway means a full development application.

Buying in Gymea Bay under New South Wales law

Under the Conveyancing Act 1919 and the Conveyancing (Sale of Land) Regulation 2022, a vendor must attach prescribed documents to the Contract for the Sale of Land before exchange, including a current section 10.7 planning certificate issued by Sutherland Shire Council under the Environmental Planning and Assessment Act 1979, together with title documents. That certificate is where bush fire prone land is recorded, so reading it matters here.

New South Wales does not require the vendor to supply a building inspection report, so a buyer arranges that independently, and on sloping waterside blocks it should extend to retaining and drainage.

Under section 66S of the Conveyancing Act 1919, a buyer by private treaty has a cooling-off period of five business days after exchange, forfeiting 0.25 per cent of the purchase price to withdraw. There is no cooling-off period at auction. A section 66W certificate waives the right on a private treaty sale and exposes the buyer to the full 10 per cent deposit.

Home loan considerations for Gymea Bay property

Insurance is the practical lending consequence of bush fire prone land. Insurers price bushfire risk, and in mapped areas premiums can be materially higher and cover harder to place. A lender requires building insurance to be in place at settlement, so a quote obtained early rather than at the last moment avoids a late problem.

At this price level, some lenders apply a lower maximum loan-to-value ratio above certain loan or property value thresholds, and waterfront or near-waterfront homes are not directly comparable with one another, so valuations at the upper end are less predictable. At 2,192 occupied dwellings with 44.6 per cent owned outright, turnover is low and sales evidence thin.

With median monthly repayments of $3,033 against $1,863 nationally, serviceability is the binding constraint for most buyers. The rental market of 160 dwellings is very small, which is relevant to an investor relying on rental income.
