Mosman location and character

Mosman lies approximately eight kilometres north-east of the Sydney central business district, on a peninsula between Middle Harbour and Sydney Harbour, and gives its name to the Mosman local government area.

At 28,329 residents across 11,544 occupied dwellings it is a substantial suburb, and it is served by ferry as well as by road and bus, which is unusual for a suburb of its size.

Its housing is more mixed than its reputation suggests. Apartments account for 52.0 per cent of occupied homes and separate houses only 34.9 per cent, so a buyer will encounter two quite different markets under one suburb name.

Transport and amenity in Mosman

Mosman has no railway station. Sydney Ferries services operate from Mosman Bay, South Mosman and Taronga Zoo wharves to Circular Quay, and Sydney buses serve the peninsula extensively via the Spit Bridge and Military Road.

Military Road is the principal road route and carries heavy traffic, particularly at peak times, and the Spit Bridge to the north is a known constraint on journeys to the Northern Beaches.

Balmoral Beach and the harbour foreshores provide recreation, Taronga Zoo is in the suburb, and Military Road provides shopping. This guide does not describe school catchments, which the NSW Department of Education can confirm.

Housing stock in Mosman

Mosman combines substantial harbourside houses with a large apartment stock, much of it older walk-up and mid-rise buildings, plus a townhouse component.

At the 2021 Census, 6,001 of the 11,544 occupied private dwellings were flats or apartments, 4,028 were separate houses and 1,389 were semi-detached or townhouse dwellings, so apartments made up 52.0 per cent of occupied homes against 14.2 per cent nationally, while separate houses accounted for 34.9 per cent against 72.3 per cent. Two-bedroom dwellings numbered 3,552, three-bedroom 2,807 and one-bedroom 1,743, with 1,183 having five or more.

The Census also recorded 1,472 unoccupied private dwellings out of 13,019 on Census night, about 11 per cent. Due diligence divides sharply between strata work for the apartments and, for the houses, structural condition, retaining and drainage on sloping harbourside blocks, and any waterfront structures.

Who lives and buys in Mosman

The 2021 Census counted 28,329 residents in Mosman, with a median age of 45 against 38 for Australia and an average household size of 2.3 people compared with 2.5 nationally. Adults aged 45 to 54 were the largest group at 4,238, followed by 3,727 aged 55 to 64, 3,649 aged 35 to 44 and 3,391 children aged 5 to 14.

Outright ownership leads. The Census recorded 4,422 dwellings owned outright, 3,822 rented and 2,980 owned with a mortgage, so 38.7 per cent of households with a stated tenure owned outright, 33.4 per cent rented and 26.1 per cent held a mortgage, against 31.0, 30.6 and 35.0 per cent nationally.

Median weekly household income was $2,892 against $1,746, median monthly mortgage repayments were $3,870 against $1,863 and median weekly rent was $590 against $375. Those repayments are the second highest recorded in these guides, behind only Point Piper.

Buying in Mosman under New South Wales law

Under the Conveyancing Act 1919 and the Conveyancing (Sale of Land) Regulation 2022, a vendor must attach prescribed documents to the Contract for the Sale of Land before exchange, including a current section 10.7 planning certificate issued by Mosman Council under the Environmental Planning and Assessment Act 1979, together with title documents. New South Wales does not require the vendor to supply a building inspection report.

For a strata dwelling, the section 184 certificate under the Strata Schemes Management Act 2015 sets out regular periodic contributions, any unpaid contributions, administrative and capital works fund levies, insurance and by-laws, and must be supplied within 14 days of application. In older walk-up blocks it is the document most likely to reveal an impending special levy.

Under section 66S of the Conveyancing Act 1919, a buyer by private treaty has a cooling-off period of five business days after exchange, forfeiting 0.25 per cent of the purchase price to withdraw. There is no cooling-off period at auction, the usual method here, so enquiries must be complete before bidding.

Home loan considerations for Mosman property

The two markets are assessed quite differently. For houses, many lenders apply a lower maximum loan-to-value ratio above certain loan or property value thresholds, and some require two independent valuations above a threshold. Individually built harbourside homes are not directly comparable, so valuations at the upper end are less predictable.

For the apartment stock, much of it older, capital works fund adequacy matters more than defect bonds. Some lenders apply additional scrutiny to buildings without lifts or with few lots, minimum internal floor areas affect the 1,743 one-bedroom dwellings and 69 studios, and strata levies are counted in serviceability assessments.

With median monthly repayments of $3,870 against $1,863 nationally, serviceability is decisively the binding constraint for house buyers. The 38.7 per cent outright ownership share means many local purchases nevertheless involve substantial equity rather than high loan-to-value borrowing.
