Flagstone location and character
Flagstone lies approximately 51 kilometres south-south-west of the Brisbane central business district and roughly 32 kilometres west-south-west of Logan Central, within the City of Logan. The name comes from Flagstone Creek, which flows into the Logan River near South Maclean. The locality was officially named on 24 April 1997 and gazetted as a separate locality within the City of Logan on 20 May 2016, which places almost the whole of its development inside a single generation.
Suburban development began in 1996. Flagstone State School opened on 22 January 1998 and Flagstone State Community College opened on 1 January 2002. St Bonaventure's College opened in 2026. On 8 October 2010 the Greater Flagstone Priority Development Area was declared, covering a large area between the future employment areas at North Maclean and Bromelton, with full development expected by Economic Development Queensland to take several decades.
The practical consequence of the priority development area is legal rather than descriptive. Development inside a priority development area is assessed under a development scheme made by Economic Development Queensland rather than under the Logan planning scheme. A buyer checking what may be built on or near a lot should therefore consult the applicable development scheme and confirm with the council and Economic Development Queensland which instrument governs the land.
Transport and amenity in Flagstone
Flagstone has no railway station. Teviot Road is the principal road connection, and bus services run to Browns Plains where connections to the wider network are available. A rail link between Salisbury and Beaudesert has been the subject of study but no service operates today, and a buyer should not price a location on the assumption that a proposed line will be built. The Mount Lindesay Highway at Jimboomba carries the main road traffic toward Brisbane.
The reliance on road travel matters for a lender as much as for a household. Vehicle running costs form part of the expenses counted in a serviceability assessment, and a household in a growth corridor commonly runs two vehicles. Where either is bought on finance, the repayment is a committed expense that reduces the maximum home loan available. A buyer should build the real transport cost into the budget before testing borrowing capacity.
Local retail is served by the Flagstone Village centre, which is anchored by a full line supermarket, with the town centre site for the wider district still developing. Logan City Council opened the Flagstone Parklands Community Hub on Parklands Drive, and the adjoining parkland includes a large playground, water play facilities and a skate park. Schools in the locality include Flagstone State School, Flagstone State Community College and St Bonaventure's College. This guide does not describe school catchments, which the Queensland Department of Education can confirm.
Housing stock in Flagstone
Flagstone is an estate housing locality almost to the exclusion of everything else. The stock consists of recently built detached houses on estate lots, generally single level, brick and tile, and built to a limited number of standard floor plans. Attached housing is negligible. Much of the locality was under construction or recently completed at the time of the 2021 Census, and building has continued since.
At the 2021 Census there were 2,055 occupied private dwellings. Of these, 2,023 were separate houses, 17 were semi-detached or townhouse dwellings and seven were flats or apartments, giving shares of 98.4, 0.8 and 0.3 per cent against national figures of 72.3, 12.6 and 14.2 per cent. Dwellings with four bedrooms numbered 1,388, or 67.5 per cent of occupied homes, with 321 having three bedrooms and 276 having five or more.
The Census also recorded 90 unoccupied private dwellings out of 2,140 on Census night. The most telling figure is at the small end of the range. Only 23 of the 2,055 occupied private dwellings had two bedrooms or fewer, comprising 14 with two bedrooms, six with one and three studios. A buyer who wants a smaller or cheaper dwelling has effectively no choice within the locality, which narrows the options available to a first home buyer or a downsizer.
Who lives and buys in Flagstone
The 2021 Census counted 7,087 residents in Flagstone, with a median age of 30 against 38 for Australia and an average household size of 3.3 people compared with 2.5 nationally. There were 1,342 children aged 5 to 14 and 634 aged under five, alongside 1,092 residents aged 25 to 34 and 1,034 aged 35 to 44. Only 20 residents were aged 85 and over, which is what a locality built within one generation looks like.
Tenure follows the same pattern. The Census recorded 1,290 dwellings owned with a mortgage, 468 rented and only 256 owned outright, so 64.0 per cent of households with a stated tenure held a mortgage, 23.2 per cent rented and 12.7 per cent owned outright, against 35.0, 30.6 and 31.0 per cent nationally. Mortgage holding is close to twice the national share and outright ownership is well under half of it.
Median weekly household income was $2,073 against $1,746 nationally, median monthly mortgage repayments were $1,820 against $1,863 and median weekly rent was $395 against $375. Incomes above the national figure alongside repayments slightly below it is consistent with recent purchasers of similarly priced new houses. The large average household size also matters, because dependants raise the household expenditure measure a lender applies when assessing capacity.
Building new in Flagstone and the risks involved
Where a buyer is building rather than buying an established house, the loan is a construction loan. Funds are drawn down in stages as the build progresses rather than advanced in a single sum, and the lender values the property on an as-if-complete basis against the approved plans and the fixed price building contract. Interest is charged on the amount drawn, so repayments rise through the build, and the buyer usually meets the land holding costs in the meantime.
The common failure is the variation. Where the plans change after the loan is approved, whether at the buyer's request or because of a site condition, the extra cost is generally not covered by the approved facility and must be funded from savings. Where many near identical houses in an estate settle within a short period, a valuation can also come in below a contract price agreed earlier, and the buyer then funds the difference in cash. A deposit buffer above the minimum is prudent for both reasons.
Estate design covenants are the other feature to read carefully. A covenant registered over the land can dictate materials, roof form, fencing, driveway treatment, minimum floor area and the time within which a house must be completed. Covenants run with the land, so they bind a later buyer of an established house as well as the original purchaser, and a buyer should obtain and read the covenant document rather than relying on a description of it.
Buying in Flagstone under Queensland law
Queensland's general seller disclosure obligation commenced on 1 August 2025 with the Property Law Act 2023. A seller must give the buyer a seller disclosure statement in the approved Form 2, together with certain prescribed certificates, before the buyer signs the contract. Queensland had no general seller disclosure obligation before that date. A buyer of an established house in an estate should confirm that the documents received are in the current approved form.
A private treaty contract carries a cooling-off period of five business days, beginning on the day the buyer receives a copy of the contract signed by both parties. Terminating within that period allows the seller to deduct up to 0.25 per cent of the purchase price from the deposit, with the balance refunded within 14 days. There is no cooling-off period for a contract formed at auction. Different terms commonly apply to a contract for the purchase of land and a separate building contract.
Building work in Queensland is regulated by the Queensland Building and Construction Commission, and a buyer entering a building contract should check the builder's licence and the statutory insurance position for work of a notifiable value before signing. Flood exposure across the City of Logan varies materially by address, and although Flagstone sits away from the main river corridors a buyer should still check Logan City Council flood mapping for the specific address.
Home loan considerations for Flagstone property
With 1,290 of 2,055 occupied dwellings owned with a mortgage at the 2021 Census, Flagstone is a locality of recent purchasers carrying recent debt. Lenders assess repayments at a buffer above the rate actually charged, so the amount a household can borrow is smaller than the amount it could meet at the current rate. Outright ownership of 12.7 per cent means very few households in the locality are insulated from that assessment.
The uniformity of the stock cuts both ways at valuation. Abundant near identical comparable sales make a valuation predictable, but they also cap it, because a buyer who pays above the established range for an upgraded house has little comparable evidence to support the higher figure. Where a large number of similar houses settle in a short period the risk runs the other way as well, and a contract price agreed months earlier may not be supported.
Average household size of 3.3 people against 2.5 nationally has a direct effect on assessed capacity. Lenders apply a household expenditure measure that increases with each dependant, so two households on the same income can be assessed for materially different loan amounts. A buyer should obtain an assessment based on the actual household composition rather than relying on a generic online calculation before committing to a land and build package.
Lending considerations for Flagstone
- A construction loan draws down in stages against an as-if-complete valuation, and variations must usually be self funded.
- Estate design covenants run with the land and bind a later buyer of an established house.
- Where many similar houses settle together a valuation can fall below a contract price agreed earlier.
- Mortgage holding of 64.0 per cent means the lender assessment buffer applies across nearly the whole locality.
- Average household size of 3.3 people raises the household expenditure measure a lender applies.
Lender policy differs between institutions and changes over time. The guide to Australian lenders explains how credit policy varies, and the home loan guide sets out the main loan structures.
Transfer duty when buying in Flagstone, QLD
Transfer duty, commonly called stamp duty, is set by the state or territory rather than by suburb. The table shows indicative duty in Queensland for an owner-occupier buying an established home at four illustrative purchase prices. These prices are examples only and are not an indication of values in Flagstone.
| Purchase price | Owner-occupier duty | Eligible first home buyer |
|---|---|---|
| $500,000 | $8,750 | Nil |
| $750,000 | $19,600 | $10,925 |
| $1,000,000 | $30,850 | $30,850 |
| $1,500,000 | $59,600 | $59,600 |
Indicative relief: the first home concession removes duty to $700,000, and the concession then reduces in steps until it reaches nil at $800,000. New homes attract a full concession with no price cap. Figures are indicative, exclude transfer and mortgage registration fees, and are subject to change. Eligibility conditions apply. Confirm the amount with the relevant revenue office before relying on it, or model a specific price with the stamp duty calculator. Grants and guarantees are explained in the government grants guide.
Frequently asked questions about buying in Flagstone
How does a construction loan work in Flagstone?
Funds are drawn down in stages as the build progresses rather than advanced in one sum, and the lender values the property on an as-if-complete basis against the approved plans and the fixed price building contract. Interest is charged only on the amount drawn, so repayments rise through the build while the buyer also meets land holding costs.
What happens if I change the plans after loan approval?
A variation agreed after the loan is approved is generally not covered by the approved facility, so the additional cost must be funded from savings. Variations arise both from buyer requests and from site conditions discovered during the build. Holding a cash buffer above the minimum deposit is the practical protection against a funding gap part way through construction.
What are estate design covenants?
A covenant registered over the land can dictate materials, roof form, fencing, driveway treatment, minimum floor area and the period within which a house must be completed. Covenants run with the land, so they bind a later buyer of an established house as well as the original purchaser. Obtain and read the covenant document rather than relying on a summary.
Are there smaller homes available in Flagstone?
Very few. At the 2021 Census only 23 of the 2,055 occupied private dwellings had two bedrooms or fewer, comprising 14 with two bedrooms, six with one and three studios. Separate houses were 98.4 per cent of occupied homes and dwellings with four bedrooms numbered 1,388, so the stock is overwhelmingly full sized family housing.
Which planning rules apply in Flagstone?
Flagstone sits within the Greater Flagstone Priority Development Area, declared on 8 October 2010. Development inside a priority development area is assessed under a development scheme made by Economic Development Queensland rather than under the Logan planning scheme. A buyer should confirm with the council and Economic Development Queensland which instrument governs a particular lot.
Does Flagstone have a train service?
No. Teviot Road is the principal road connection and buses run to Browns Plains for onward connections. A rail link between Salisbury and Beaudesert has been studied but no service operates. A buyer should not price a location on the assumption that a proposed line will be built, and should budget for the vehicle costs the location requires.
