Eagleby housing and household data

At the 2021 Census, Eagleby had 13,594 residents and 5,456 private dwellings, most commonly separate houses. The median weekly rent was $320, 15% below the national median, and the median monthly mortgage repayment was $1,300, 30% below the national median. With 46% of households renting, investors own a large share of the stock, which lenders and valuers take into account for some apartment buildings.

Census figures describe August 2021 and are self-reported by households. Rents, repayments and incomes have moved since then, so they are best read as a profile of the suburb relative to Australia rather than as current prices. The next Census was held in August 2026 and results are not yet published.

Eagleby location and character

Eagleby lies approximately 32 kilometres south-east of the Brisbane central business district, within the City of Logan, and covers an area of about 13.8 square kilometres. It occupies the southern bank of the Logan River at its junction with the Albert River, which forms the southern and eastern boundaries of the locality. The Pacific Motorway marks the western boundary. The area was originally known as Philadelphia before taking its present name.

A provisional school opened in 1906 and became Eagleby State School in 1909. The district's sugar industry declined through the first half of the twentieth century and the local mill closed in 1943. The original school closed in 1966, Eagleby South State School opened in 1978 and a new Eagleby State School opened at its present site in 1988. Eagleby Plaza opened in 1989 and the Eagleby Learning Centre followed in 1992.

The Eagleby Wetlands, a cluster of reserves covering approximately 45 hectares and managed by Logan City Council, sit on the floodplain of the Logan and Albert rivers and support more than 200 native bird species. The wetlands are the best known feature of the locality and they are also a reminder of its physical setting, which is low lying land between two rivers rather than ridge country.

Transport and amenity in Eagleby

Eagleby has no railway station. Beenleigh station, on the Beenleigh and Gold Coast lines, lies a short distance to the south and is the usual rail access point for residents, reached by Logan City bus services that run through the locality. The Pacific Motorway on the western boundary carries traffic north to Brisbane and south to the Gold Coast, and it is the route most households use for work journeys.

The reliance on car travel has a direct bearing on borrowing capacity. Vehicle running costs form part of the expenses a lender counts in a serviceability assessment, and a car loan is a committed expense that reduces the maximum loan available dollar for dollar in effect. A buyer weighing a location without rail should build the real transport cost into the budget rather than treating it as a lifestyle preference.

Local retail is centred on Eagleby Plaza, with the larger centres at Beenleigh close by. The Eagleby Wetlands provide walking trails and boardwalks, and Oliver Sports Complex serves organised sport. Schools within the locality include Eagleby State School, Eagleby South State School and the Eagleby Learning Centre. This guide does not describe school catchments, which the Queensland Department of Education can confirm.

Housing stock in Eagleby

Eagleby is predominantly a detached house suburb, built out largely from the 1970s onward on standard suburban lots, with a substantial body of townhouse development added later and a smaller number of low rise unit blocks. The stock is generally modest in size and age rather than either old or architecturally distinctive, and three-bedroom housing on a single level dominates the streets.

At the 2021 Census there were 5,141 occupied private dwellings in Eagleby. Of these, 3,883 were separate houses, 845 were semi-detached or townhouse dwellings and 405 were flats or apartments, giving shares of 75.5, 16.4 and 7.9 per cent against national figures of 72.3, 12.6 and 14.2 per cent. Three-bedroom dwellings numbered 2,822, or 54.9 per cent of occupied homes, followed by 1,049 with two bedrooms and 893 with four.

The Census recorded 315 unoccupied private dwellings out of 5,456 on Census night. The townhouse share is the figure with the most practical consequence, because 845 dwellings sit above the national townhouse share and most of those will be lots in community titles schemes. For those properties the body corporate controls the insurance of the building, which matters a great deal in a locality set between two rivers.

Who lives and buys in Eagleby

The 2021 Census counted 13,594 residents in Eagleby, with a median age of 37 against 38 for Australia and an average household size of 2.4 people compared with 2.5 nationally. The age structure is unusual in that it is strong at both ends. There were 1,908 children aged 5 to 14 and 887 aged under five, and at the same time 1,470 residents aged 65 to 74, 1,207 aged 75 to 84 and 255 aged 85 and over.

That structure shows in the tenure figures. The Census recorded 2,329 rented dwellings, 1,462 owned outright and only 1,161 owned with a mortgage, so 46.3 per cent of households with a stated tenure rented, 29.1 per cent owned outright and 23.1 per cent held a mortgage, against 30.6, 31.0 and 35.0 per cent nationally. Outright ownership sits near the national share while mortgage holding sits nearly twelve percentage points below it.

Median weekly household income was $1,083 against $1,746 nationally, median monthly mortgage repayments were $1,300 against $1,863 and median weekly rent was $320 against $375. The combination of a large outright owning cohort and a large renting cohort leaves a comparatively thin middle of households buying with debt. That is a market characteristic rather than a curiosity, because it shapes both the evidence available to a valuer and the pool of buyers competing for a given property.

The two rivers, flooding and planning in Eagleby

Eagleby sits at the junction of the Logan and Albert rivers, and both corridors are flood exposed. Exposure varies materially by address, and this guide does not state a flood level, a depth or a flood history for the suburb or for any street within it. The step that matters is to check Logan City Council flood mapping for the specific address before an offer is made and to obtain the flood information the council holds for that property.

The financial consequences follow directly. Insurers price flood risk into premiums and may decline particular addresses, and because a lender requires building insurance to be in place at settlement, an address that cannot be insured economically becomes a finance problem. For a lot in a community titles scheme the building is insured by the body corporate, so flood pricing reaches the owner through levies rather than a personal policy, and those levies in turn reduce assessed borrowing capacity.

Planning matters beyond flooding should also be confirmed with Logan City Council for the individual lot. Overlays covering drainage, waterway corridors and environmental values can apply to land near the rivers and the wetland reserves, and they can affect what may be built and where. A buyer intending to extend a house or add a secondary dwelling should establish the planning position before signing rather than after.

Buying in Eagleby under Queensland law

Seller disclosure in Queensland began on 1 August 2025, when the Property Law Act 2023 commenced. A seller must give the buyer a seller disclosure statement in the approved Form 2, together with certain prescribed certificates, before the buyer signs the contract. Queensland had no general seller disclosure obligation before that date, which is why guidance published earlier should not be relied on for the contents of a contract today.

A private treaty contract carries a cooling-off period of five business days, starting on the day the buyer receives a copy of the contract signed by both parties. Terminating within that period allows the seller to deduct up to 0.25 per cent of the purchase price from the deposit, with the balance refunded within 14 days. There is no cooling-off period for a contract formed at auction, so a buyer at auction must complete inspections and finance beforehand.

For the 845 townhouses and 405 flats or apartments recorded at the 2021 Census, the property will generally be a lot in a community titles scheme governed by the Body Corporate and Community Management Act 1997. Body corporate records, the level of levies, the sinking fund balance and any proposed special levy are the substance of due diligence, and in this locality the adequacy of the scheme's insurance deserves particular attention. Building work is regulated by the Queensland Building and Construction Commission.

Home loan considerations for Eagleby property

Assessed serviceability is the binding constraint in Eagleby. Median weekly household income at the 2021 Census was $1,083 against $1,746 nationally, the lowest figure among the Logan localities in these guides. A lender assesses the income of the applicants named on the loan rather than the whole household, dependants raise the household expenditure measure applied, and repayments are assessed at a buffer above the actual interest rate. Each of those steps reduces the loan a household can obtain.

The thin mortgage holding cohort has a second effect. Where only 1,161 of 5,141 occupied dwellings are owned with a mortgage, there are comparatively few recent financed sales in the locality, and a valuer therefore works from a narrower set of comparable evidence. A valuation that comes in below a contract price leaves the buyer to fund the difference in cash, so a deposit buffer above the minimum is prudent here.

Eagleby is one of the Logan localities in which Queensland public housing stock is concentrated. Some lenders apply a lower maximum loan-to-value ratio or additional scrutiny where public housing is concentrated, and lenders mortgage insurers maintain their own postcode and suburb lists which may differ from a lender's stated policy. A buyer should confirm a specific lender's position for the address and postcode before relying on an indicative approval.

Lending considerations for Eagleby

  • Median weekly household income of $1,083 against $1,746 nationally makes assessed serviceability the constraint.
  • Only 1,161 mortgaged dwellings leaves valuers with a narrow set of recent financed comparable sales.
  • Flood exposure at the Logan and Albert river junction varies by address and must be checked with the council.
  • Concentrated public housing can attract a lower maximum loan-to-value ratio with some lenders and insurers.
  • Body corporate insurance for the 845 townhouses reaches owners through levies rather than a personal policy.

Lender policy differs between institutions and changes over time. The guide to Australian lenders explains how credit policy varies, and the home loan guide sets out the main loan structures.

Transfer duty when buying in Eagleby, QLD

Transfer duty, commonly called stamp duty, is set by the state or territory rather than by suburb. The table shows indicative duty in Queensland for an owner-occupier buying an established home at four illustrative purchase prices. These prices are examples only and are not an indication of values in Eagleby.

Indicative transfer duty in Queensland by purchase price
Purchase priceOwner-occupier dutyEligible first home buyer
$500,000$8,750Nil
$750,000$19,600$10,925
$1,000,000$30,850$30,850
$1,500,000$59,600$59,600

Indicative relief: the first home concession removes duty to $700,000, and the concession then reduces in steps until it reaches nil at $800,000. New homes attract a full concession with no price cap. Figures are indicative, exclude transfer and mortgage registration fees, and are subject to change. Eligibility conditions apply. Confirm the amount with the relevant revenue office before relying on it, or model a specific price with the stamp duty calculator. Grants and guarantees are explained in the government grants guide.

Frequently asked questions about buying in Eagleby

Why do so few Eagleby households hold a mortgage?

At the 2021 Census only 1,161 dwellings were owned with a mortgage, or 23.1 per cent of households with a stated tenure, against 35.0 per cent nationally. The locality has both a large outright owning older cohort, with 1,470 residents aged 65 to 74 and 1,207 aged 75 to 84, and 2,329 rented dwellings, which leaves a thin middle of households buying with debt.

How should I check flood risk in Eagleby?

Eagleby sits at the junction of the Logan and Albert rivers and both corridors are flood exposed. Exposure varies materially by address, so no suburb level statement is useful. Check Logan City Council flood mapping for the specific address and obtain the flood information the council holds for that property before making an offer or arranging insurance.

Does a thin sales market affect my valuation?

It can. Where few properties are bought with a mortgage, there are fewer recent financed sales for a valuer to rely on, so a valuation may be built from a narrower set of comparables. If a valuation comes in below the contract price, the buyer funds the difference in cash, which is a reason to hold a deposit buffer above the minimum.

Who lives in Eagleby?

The 2021 Census counted 13,594 residents with a median age of 37 and an average household size of 2.4 people. The age structure is strong at both ends, with 1,908 children aged 5 to 14 and 1,470 residents aged 65 to 74. Of households with a stated tenure, 46.3 per cent rented, 29.1 per cent owned outright and 23.1 per cent held a mortgage.

Does Eagleby have a railway station?

No. Beenleigh station, on the Beenleigh and Gold Coast lines, lies a short distance to the south and is the usual rail access point, reached by Logan City bus services. The Pacific Motorway forms the western boundary. Vehicle running costs and any car loan are counted by a lender as expenses in a serviceability assessment.

How does flood risk reach the owner of a townhouse?

Through body corporate levies. In a community titles scheme the body corporate insures the building rather than the individual lot owner, so any flood loading in the premium is recovered through levies. Levies are treated by a lender as a committed expense in a serviceability assessment, so a higher insurance cost reduces the loan the owner can obtain.
