Bowen Hills lies approximately 3 kilometres north-east of the Brisbane central business district within the Brisbane City Council area, covering about 1.7 square kilometres. The suburb is named after Sir George Ferguson Bowen, the first Governor of Queensland, and the locality of Mayne in its north is named after the alderman Patrick Mayne. Before European settlement the Chepara people occupied the area and called the higher ground Barrambin, meaning windy place.
The suburb developed early. The Queensland Acclimatisation Society occupied Bowen Park from 1862, Bowen Hills was defined as a postal district in 1866, the post office opened in 1878 and the railway station opened in 1882. Miegunyah House was built by William Perry in 1886. The Johnstone Gallery operated from 1950 to 1972 and the Cloudland dance hall stood until its demolition in 1982.
Bowen Hills today is a dense mixed use precinct rather than a conventional residential suburb. Apartment towers sit alongside the Brisbane Showgrounds, media and transport operations, and the interchange where the Inner City Bypass, the Clem Jones Tunnel and the Airport Link Tunnel meet. Bowen Hills railway station is a junction on the Queensland Rail City network, served by lines across the suburban and interurban system, and express services call there. Exhibition station adjoins the showgrounds and operates for major events, and the Mayne rail depot is also within the suburb. Few Brisbane suburbs have comparable rail access. Residents aged 25 to 34 numbered 2,001, more than double any other group, followed by 886 aged 20 to 24 and 806 aged 35 to 44. Only 115 children aged 5 to 14 were counted.
Tenure is the most concentrated in these guides. The priority development area and flooding in Bowen Hills
Planning in Bowen Hills is not governed by Brisbane City Plan 2014 alone. The Bowen Hills Priority Development Area, declared on 28 March 2008, covers a large part of the suburb, and development within it is assessed under a development scheme administered by Economic Development Queensland rather than under the ordinary council scheme. The development scheme took effect in 2009 and has been amended several times since.
The practical consequence for a buyer is that neighbouring sites can be developed to a scale set by the development scheme, and the surroundings of an apartment may change materially over the holding period.
