Carindale location and character
Carindale lies approximately 13 kilometres south-east of the Brisbane central business district by road, within the Brisbane City Council area. The name combines Carin, from the neighbouring suburb of Carina, with dale, meaning valley. It was taken from a housing estate built in 1976 and was adopted officially when the suburb was separated from Belmont in 1980, which makes Carindale a comparatively young suburb by Brisbane standards.
European settlement of the surrounding district began in the 1850s and was based on timber and agriculture. Belmont State School opened in 1876 and Carina State School in 1917. Permission for a shopping centre using the name Carindale was granted in 1978, and Westfield Carindale, which has more than 400 stores, became the commercial anchor for the eastern suburbs. Carindale Library opened in 1999.

The Census recorded 2,615 dwellings owned outright, 2,075 owned with a mortgage and 850 rented, so 46.1 per cent of households with a stated tenure owned outright, 36.6 per cent held a mortgage and 15.0 per cent rented, against 31.0, 35.0 and 30.6 per cent nationally. Outright ownership is half again the national share and renting is roughly half of it.
Median weekly household income was $2,375 against $1,746 nationally, median monthly mortgage repayments were $2,400 against $1,863 and median weekly rent was $530 against $375, the highest weekly rent among the six suburbs in this group. A high rent alongside a rental pool of only 850 dwellings describes a market with very little rental stock rather than one with strong rental turnover.
Bulimba Creek, planning and scheme land in Carindale
The planning issues in Carindale differ from those of the inner suburbs. Traditional building character planning controls are largely a pre-war question and are therefore less likely to apply to estate housing built from the late 1970s.
