South Perth location and character

South Perth lies on the southern bank of the Swan River directly opposite the Perth CBD and forms the northern part of the City of South Perth. The suburb takes in the low-lying peninsula that ends at Mill Point beside the Narrows Bridge, the Mends Street centre, and higher residential streets running south towards Canning Highway. The river wraps around its western and northern edges, so much of the housing has an outlook to the water or the city skyline.

The City describes the South Perth Foreshore as an extensive public reserve stretching from the Narrows Bridge to Ellam Street, where it meets the Town of Victoria Park's foreshore, and it incorporates Sir James Mitchell Park. Landmarks include Perth Zoo on Labouchere Road, the Old Mill, which the City describes as the oldest surviving colonial structure in the Perth area, and Mindeerup, the piazza beside the Mends Street Jetty. Away from the peninsula the suburb is quieter and predominantly residential.

Transport and amenity in South Perth

South Perth has no railway station. The Mandurah Line passes the western edge of the suburb without stopping, and the City of South Perth notes that space has been kept in the rail reserve near Richardson Street for a possible future station, although it states that it is not known when one may be built. The main public transport link is the Transperth ferry between Mends Street Jetty and Elizabeth Quay Jetty, supported by buses to the city, including routes 30 and 31, which stop at Perth Zoo.

The State Government is expanding ferry services on the Swan River. The Public Transport Authority states that a new route will link Elizabeth Quay with terminals at Matilda Bay and Applecross, which received conditional approval in December 2025, and that further routes are being explored. As at September 2026 the application to operate the service was open for public comment. Road access is by the Kwinana Freeway, Mill Point Road and Canning Highway. South Perth Hospital, a private not-for-profit hospital, Wesley College, South Perth Primary School and St Columba's Catholic Primary School are within the suburb.

Housing stock in South Perth

South Perth has one of the more mixed housing stocks in inner Perth. The City's Heritage List, adopted in October 2025, records Federation and inter-war houses, among them Californian bungalows and Art Deco buildings, and streets on the ridge still contain character homes on established lots. Alongside them are older walk-up flats, villas and townhouses from later decades, which helps to explain why semi-detached and townhouse dwellings are now the largest single category.

Apartment towers are concentrated on the peninsula around Mends Street and Mill Point Road, within the area covered by the South Perth Activity Centre Plan. The 2021 Census counted 529 occupied apartments in blocks of nine or more storeys, a form that is rare in most Perth suburbs. What is scarce is the detached house on a full lot close to the river. Older flats commonly raise questions about concrete condition, waterproofing and lifts, while period houses often need attention to roofing, wiring and damp.

Who lives and buys in South Perth

The 2021 Census counted 12,596 residents in South Perth, with a median age of 42 against 38 for Australia, and an average household size of 2.1 people compared with 2.5 nationally. Of 5,625 occupied private dwellings, 2,055 were semi-detached, terrace or townhouse dwellings, 1,906 were separate houses and 1,655 were flats or apartments. Separate houses therefore made up about 33.9 per cent of occupied homes, less than half the national share of 72.3 per cent, while apartments accounted for 29.4 per cent against 14.2 per cent.

Renting is the most common tenure. The Census recorded 2,370 rented dwellings, 1,853 owned outright and 1,221 owned with a mortgage, so about 42.5 per cent of households with a stated tenure were renting, compared with 30.6 per cent across Australia, while 33.3 per cent owned outright. Median weekly rent was $375, identical to the national median, and median monthly mortgage repayments were $2,200 against $1,863 nationally. Median weekly household income was $2,026 compared with $1,746.

For a buyer, the figures describe two overlapping markets. Residents aged 25 to 34 formed the largest ten-year age group, with 1,991 people, a group that commonly rents close to the ferry and the city. At the same time 1,714 residents were aged 55 to 64 and 1,625 were aged 65 to 74, which points to established owners and downsizers. Three-bedroom dwellings were the most common size at 2,116 homes, and the 1,102 private dwellings that were unoccupied on Census night suggest some second-home and short-stay use.

Planning, building heights and flood mapping in South Perth

Development is controlled by the City of South Perth Local Planning Scheme No. 7, which the Minister for Planning approved in March 2024. The South Perth Activity Centre Plan, approved by the Western Australian Planning Commission in December 2021, divides the land between the peninsula, Richardson Park and Perth Zoo into four character areas. The scheme sets primary height and plot ratio limits there and allows additional height in return for a community benefit contribution. A five-year review of the plan is scheduled to commence in 2026/2027.

The City records that, since a station precinct was established on the peninsula in 2011, stakeholder groups have sought changes to the planning framework to preserve local character and address traffic. Buyers of apartments with river or city views may wish to check what could be built on neighbouring sites. The Heritage List includes Perth Zoo, the Old Mill, the Mends Street precinct, the Windsor Hotel and a number of private residences, and buyers of a listed place may wish to ask the City what approvals apply to alterations.

Flood mapping matters on the low-lying peninsula. Department of Water and Environmental Regulation floodplain mapping for the Swan River, which shows the 1 in 100 annual exceedance probability flood event with an allowance for sea level rise, extends across foreshore parkland and parts of streets such as Mill Point Road, Mends Street, Melville Parade and the South Perth Esplanade. The planning scheme generally requires habitable floor levels in new buildings to sit above that flood level. No designated bush fire prone areas fall within the suburb on the current state map.

Buying in South Perth: offer and acceptance, strata disclosure and costs

Private sales in Western Australia are usually made on an offer and acceptance form. Consumer Protection WA explains that the signed form becomes a binding contract once both parties agree on all terms, and that there is no mandatory cooling-off period. Because so much of South Perth is strata titled, the seller's disclosure duties are significant. Landgate states that a seller must give the buyer a precontractual disclosure statement before the contract is signed, covering the scheme documents, recent general meeting minutes, the latest statement of accounts and estimated levies.

Off-the-plan purchases in new towers carry their own terms: Consumer Protection WA notes that deposits are held in trust and that settlement can only occur once the title has been issued. Offers on established property are commonly made subject to finance and a building inspection. Transfer duty is assessed by RevenueWA and is generally payable by the purchaser, and first home buyers may qualify for an exemption or a concessional rate depending on value. Home loan considerations for South Perth apartments and houses

Apartments call for the most preparation. Some lenders apply minimum internal floor areas, limit their exposure to a single building or to postcodes with a high density of apartments, or decline serviced and short-stay apartments, all of which can reduce the loan available. Strata levies are counted in serviceability assessments and therefore reduce borrowing power, and planned remedial works are relevant to valuation. For an off-the-plan purchase the valuation occurs near completion, so a shortfall against the contract price is a risk that buyers may wish to allow for.

Houses and townhouses are generally accepted as standard security, although valuers can find premiums for river and city views difficult to support where comparable sales are limited. Where a property falls within mapped floodplain, a lender or valuer may ask about floor levels and insurance, and buyers may wish to obtain insurance quotations before an offer becomes unconditional. Where the deposit is small, lenders mortgage insurance is likely to apply. Investors may wish to assess rental yield after levies, insurance and vacancy.
