Maylands location and character
Maylands lies approximately 4 km north-east of the Perth CBD within the City of Bayswater, on a peninsula formed by a broad loop of the Swan River. The railway and Guildford Road cross the northern part of the suburb, where the town centre is focused on Eighth Avenue and Whatley Crescent beside Maylands Station, and residential streets then run south down the peninsula to the river. The City's Local Planning Strategy describes diversity of people, built form and income as the defining character of the Maylands district centre.
River and industrial history remain visible. National Trust WA describes Peninsula Farm, on the riverbank in Maylands, as one of Perth's earliest homes. The City records that the Maylands Brickworks operated from 1927 to 1984 and is now a registered heritage site, and that its clay pits became Lakes Bungana, Brearley and Brickworks when the Peninsula Estate was developed in the late 1990s. The Strategy also identifies parts of Eighth Avenue, Whatley Crescent and Guildford Road as a heritage area.
Transport and amenity in Maylands
Transperth timetables list Maylands Station on the Midland, Airport and Ellenbrook lines, giving direct trains to central Perth, Perth Airport, Midland and Ellenbrook. Transperth classes it as an assisted access station because of the gap between platform and train. The Caledonian Avenue level crossing closed in April 2022, and Main Roads Western Australia lists its Maylands Road Improvements as under construction: the Hotham Bridge upgrade was completed in April 2025, and new traffic signals at Guildford Road and Seventh Avenue are funded for likely construction in 2026-27.
Transperth buses link the peninsula and Guildford Road with the city. Near the station, the civic precinct contains the City's facilities at The RISE, and the City operates a library in Maylands. Maylands Peninsula Primary School is the only school the Department of Education lists within the suburb, while Mount Lawley Senior High School and Perth College are in neighbouring Mount Lawley, as is Mount Lawley Hospital, which became a public hospital in September 2026 and has no emergency department. On the peninsula, the City runs an 18-hole public golf course, and Bardon Park overlooks the river.

Few Perth suburbs have so even a spread of dwelling types. Blocks of flats, many of them low-rise buildings from the middle decades of the twentieth century, are common, and the Local Planning Strategy suggests that some mid-century apartment buildings across the City have already reached the end of their life and been demolished. Character houses from the early twentieth century remain, particularly in the Maylands North Character Protection Area, alongside townhouses and villas from later infill. The 2021 Census counted 13,199 residents in Maylands, with a median age of 36 against 38 for Australia and an average household size of 1.9 compared with 2.5 nationally. Of 6,351 occupied private dwellings, 2,268 were flats or apartments, 2,110 were semi-detached, terrace or townhouse dwellings and 1,967 were separate houses. Flats and apartments therefore made up 35.7 per cent of occupied homes, against 14.2 per cent nationally, townhouse-style dwellings 33.2 per cent against 12.6 per cent, and houses only 31.0 per cent against 72.3 per cent.
Most of those flats were in low-rise buildings: 377 were in blocks of four to eight storeys and 269 in blocks of nine or more storeys. Renting was the largest tenure. The Census recorded 3,123 rented dwellings, 1,939 owned with a mortgage and 1,156 owned outright, so 49.7 per cent of households with a stated tenure rented, compared with 30.6 per cent across Australia, while 30.9 per cent had a mortgage and 18.4 per cent owned outright. Median weekly rent was $300 against $375 nationally, and median monthly mortgage repayments were $1,733 against $1,863.
Two-bedroom dwellings were the most common size at 2,519 homes, followed by 2,190 with three bedrooms and 825 with one. Residents aged 25 to 34 formed the largest age group at 3,215 people, and median weekly household income was $1,623 against $1,746 nationally. For a buyer, the figures describe a deep rental market and an entry point for first home buyers and investors in flats, with upgraders and downsizers competing for a limited pool of houses. The Census recorded 1,268 private dwellings as unoccupied.
Planning, floodplain and risks in Maylands
Town Planning Scheme No. 24 applies, and the City is preparing Local Planning Scheme No. 25, which Council endorsed for advertising in August 2025 subject to the Minister's approval. The Local Planning Strategy, endorsed on 15 January 2025, defines the Maylands district centre as broadly the land within 400 metres of the station, guided by an urban design framework adopted in 2009 and associated scheme provisions. It describes intended heights of six storeys in the main street precinct and eight along Guildford Road, stepping down to three at the residential edges.
The Strategy also identifies residential land north-west of the centre, and a large area south of Guildford Road, as investigation areas for higher density in the long term, subject to precinct planning that has not yet occurred. Heritage controls apply through the City's Heritage List, where approval is needed for demolition or alteration, the town centre heritage area, and the Maylands North Character Protection Area, where new houses must reflect the established streetscape.
The Department of Water and Environmental Regulation floodplain mapping shows the floodplain of the 1 in 100 annual exceedance probability flood across low-lying foreshore land around the peninsula, mostly open space, with a wider flood development control area that covers much of the southern half of the suburb, including residential streets.
