Applecross location and character

Applecross lies south of the Perth CBD within the City of Melville, on a peninsula where the Canning River meets the Swan River. Water surrounds the suburb on three sides, with Point Heathcote at its northern tip, and Canning Highway forms the southern boundary. Mount Pleasant and Ardross lie to the south and Alfred Cove to the west, while Como, in the City of South Perth, is across Canning Bridge to the east.

The City's planning framework keeps most of the peninsula at low residential densities, so streets away from the highway consist mainly of detached houses on large lots. Goolugatup Heathcote, a cultural precinct on Duncraig Road, occupies the heritage-listed former Heathcote hospital site above the river and contains an art gallery, artist studios, a restaurant and a large playground. A neighbourhood centre on Ardross Street serves daily needs.

Transport and amenity in Applecross

Applecross has no railway station. The nearest is Canning Bridge Station on the Mandurah Line, across the Canning River in Como, which Transperth lists as one stop from Elizabeth Quay Station. Transperth route 910, between Fremantle Station and Perth Busport, and routes 111, 114, 115 and 160 run along Canning Highway. Routes 148 and 158 pass through the suburb along Kintail Road, and route 510 links Canning Bridge Station with Booragoon and Murdoch Station.

A ferry terminal is planned. The Public Transport Authority states that a new route will connect Elizabeth Quay with new terminals at Matilda Bay and Applecross, and that further locations, including Canning Bridge, are being explored. The Western Australian Planning Commission gave the terminals conditional approval on 11 December 2025. As at September 2026 the Authority reported that construction tenders had closed, with a contract still to be awarded, and that the application to operate the service was open for public comment until 29 September 2026.

Applecross Primary School, a government school, and St Benedict's School, a Catholic primary school, are within the suburb, while Applecross Senior High School and Ardross Primary School are government schools in neighbouring Ardross. There is no hospital in Applecross, and the state's hospital list places Fiona Stanley Hospital and St John of God Murdoch Hospital in Murdoch. Open space includes Jeff Joseph Reserve, Gairloch Reserve and the Heathcote foreshore, where the City began the second stage of its Goolugatup Lowerlands renewal in March 2026.

Housing stock in Applecross

Separate houses dominate. Most residential land carries the low density codes R12.5 and R15 under Local Planning Scheme No. 6, which generally means one house on a large lot. Houses differ widely in age and condition, so inspections tend to focus on roofing, wiring, plumbing, timber pest activity and the approval status of additions, pools and boundary walls. Buyers considering demolition and rebuilding may wish to confirm what the scheme permits on the lot.

Higher density housing is concentrated along Canning Highway and at the eastern end of the suburb, where codes rise to R40, R60 and an activity centre coding in the centres. Townhouses and low-rise flats make up most of this stock, and towers built under the Canning Bridge Activity Centre Plan have added apartments in buildings of nine or more storeys, a category that was still small at the 2021 Census. Modest houses on small lots are scarce.

Who lives and buys in Applecross

The 2021 Census counted 7,228 residents in Applecross, with a median age of 44 against 38 for Australia and an average household size of 2.5 people, matching the national figure. Of 2,790 occupied private dwellings, 1,726 were separate houses, 599 were semi-detached or townhouse dwellings and 462 were flats or apartments, 61 of them in blocks of nine or more storeys. Houses therefore made up 61.9 per cent of occupied homes against 72.3 per cent nationally, townhouses 21.5 per cent against 12.6 per cent and apartments 16.6 per cent against 14.2 per cent.

Outright ownership is the most common tenure. The Census recorded 1,229 dwellings owned outright, 772 rented and 721 owned with a mortgage, so 44.4 per cent of households with a stated tenure owned outright, compared with 31 per cent across Australia, while 27.9 per cent rented against 30.6 per cent and 26.1 per cent had a mortgage against 35 per cent. Median weekly rent was $475 compared with $375 nationally, median monthly mortgage repayments were $2,800 against $1,863, and median weekly household income was $2,453 against $1,746.

For a buyer, the figures describe an established, higher-income suburb in which many owners carry no mortgage. Residents aged 55 to 64 formed the largest ten-year age group, with 983 people, while those aged 35 to 44 and those aged 45 to 54 numbered 931 each. Three-bedroom dwellings were the most common size at 1,001, followed by four-bedroom dwellings at 884, and 413 private dwellings were unoccupied on Census night.

Planning, Canning Bridge towers and flood mapping in Applecross

The Canning Bridge Activity Centre Plan guides development around Canning Bridge Station and, on the City of Melville side of the river, covers the eastern end of Applecross and part of Mount Pleasant. The plan approved by the Western Australian Planning Commission in April 2016 set mixed use zones of up to 10 and 15 storeys, with bonus height possible, and residential zones of up to four and up to eight storeys. The Commission's Statutory Planning Committee approved an updated plan, subject to modifications, on 10 June 2026, so buyers may wish to check the current provisions.

Local Planning Scheme No. 6, which applies across the City, is under review, and consultation on proposed changes closed on 31 August 2026. The City also records a Main Roads WA proposal to take through traffic on Canning Highway below ground between Riseley Street and Canning Bridge, and states that it is advocating for alternatives. Places on the City's Heritage List need a development application for most works, and Heathcote and the Applecross District Hall are on the State Register of Heritage Places.

Flood mapping affects the foreshore. Department of Water and Environmental Regulation floodplain mapping, which shows the 1 in 100 annual exceedance probability flood event with an allowance for sea level rise, covers riverside reserves and much of Canning Beach Road, The Strand, Melville Beach Road and Dunkley Avenue, together with the lowest parts of streets such as Kintail Road. On the state Map of Bush Fire Prone Areas, only a small pocket at the south-western corner, near Alfred Cove, is designated.

Buying in Applecross: offer and acceptance, titles and costs

Most private sales in Western Australia are made on an offer and acceptance form. Consumer Protection WA explains that the form becomes a binding contract once both parties agree on all terms, that there is no mandatory cooling-off period and that the state has no mandatory seller disclosure statement. For a house in Applecross, conditions for finance approval and for building and timber pest inspections are therefore the main safeguards, and Consumer Protection WA suggests checking whether work carried out in the past ten years received council approval.

Apartments and townhouses are strata titled, and Landgate states that the seller must give the buyer a precontractual disclosure statement before the contract is signed, failing which the buyer may be able to delay settlement or avoid the contract. Consumer Protection WA notes that an off-the-plan buyer receives the certificate of title at settlement. Home loan considerations for Applecross houses and apartments

Houses are generally accepted as standard security, but loan sizes in a suburb of large homes can exceed the limits that some lenders and mortgage insurers apply to high loan-to-value lending, so buyers with a small deposit may find lenders mortgage insurance harder to obtain. Valuers can find premiums for river outlooks difficult to support where comparable sales are few. A rebuild is usually funded by a construction loan drawn in stages against a fixed-price building contract.

Apartments call for different checks. Some lenders apply minimum internal floor areas, limit their exposure to a single building or to postcodes with many new apartments, or restrict serviced and short-stay apartments. Off-the-plan purchases are valued close to completion, so a shortfall against the contract price is possible. Strata levies are counted in serviceability assessments and therefore reduce borrowing power, and investors may wish to assess rental yield after levies, insurance and vacancy.

Does Applecross have a train station?

No. The nearest station is Canning Bridge Station on the Mandurah Line, which stands across the Canning River in Como and is listed by Transperth in fare zone 1, one stop from Elizabeth Quay Station. Buses along Canning Highway, including route 910 between Fremantle Station and Perth Busport, and routes 148 and 158 along Kintail Road provide the public transport within the suburb itself.

When will the Applecross ferry service start?

The Public Transport Authority's project page did not give a start date as at September 2026. It states that a new route will link Elizabeth Quay with terminals at Matilda Bay and Applecross, that the terminals received conditional approval on 11 December 2025, that construction tenders had closed and that the application to operate the service was open for comment until 29 September 2026. Buyers may wish to check the page for updates.

Is Applecross affected by Swan River flood mapping?

Parts of it are. State floodplain mapping for the Swan and Canning rivers covers foreshore reserves and much of Canning Beach Road, The Strand, Melville Beach Road and Dunkley Avenue, along with the lowest sections of some other streets. Most of the peninsula sits outside the mapped area. Buyers may wish to check an address on the floodplain mapping tool, ask the City of Melville about building controls and obtain insurance quotations early.

What is the Canning Bridge Activity Centre Plan and how does it affect Applecross?

It is the planning framework for land around Canning Bridge Station, including the eastern end of Applecross. It allows mixed use buildings of up to 10 and 15 storeys, with extra height possible for exemplary design and community benefit, stepping down to residential zones of four to eight storeys. An updated plan was approved, subject to modifications, on 10 June 2026. Buyers of view apartments may wish to check what neighbouring sites allow.
