East Perth location and character
East Perth occupies the eastern edge of central Perth, approximately 2 km from the CBD, with the Swan River along its eastern side. Most of the suburb is in the City of Perth, which describes a neighbourhood with the river on its doorstep, a local centre, shops and community services, and a mix of parks and sporting facilities. The northern end, including the former East Perth Power Station, is in the City of Vincent.
Claisebrook Cove, an inlet of the river, is the best known part of the suburb, and the City of Perth notes cafes on the cove and the nearby Royal Street activity centre. The City refers to Claisebrook Village as a normalised redevelopment area, meaning land that was redeveloped under state control and later handed back to the City by DevelopmentWA. Other landmarks include the WACA Ground, Queens Gardens, Trinity College and Matagarup Bridge, a pedestrian bridge across the river to the Optus Stadium precinct.
Transport and amenity in East Perth
Transperth timetables list Claisebrook Station on the Midland, Airport, Ellenbrook, Armadale and Thornlie-Cockburn lines, while East Perth Station is served by the Midland, Airport and Ellenbrook lines and is the departure point for the Transwa Prospector, MerredinLink and AvonLink regional trains. Free CAT buses also serve the suburb: Transperth describes the Red CAT as running between Matagarup Bridge and West Perth and the Yellow CAT between Claisebrook Station and West Perth, both through Perth Station.
The WACA Ground has been rebuilt under the WACA Ground Improvement Project. Its operator lists a community pool, an indoor cricket centre and an all-abilities play space, held a community open day with pool sessions on 28 February 2026, and states that a new museum is being prepared. Nearby, DevelopmentWA reports that interim landscaping of the Waterbank site beside Trinity College reached practical completion in April 2026, and that the site is to be an interim training base for the Perth Bears rugby league club.
Trinity College, a Catholic boys' school for Years 4 to 12, is on Trinity Avenue, and North Metropolitan TAFE has a campus on Royal Street. The City of Perth reports that the state government has acquired about two thirds of the Queens Gardens car park on Nelson Crescent for East Perth Primary School and anticipates opening for the 2029 school year. Royal Perth Hospital is on Wellington Street in the adjoining Perth city centre.
Housing stock in East Perth
The stock ranges from townhouses and low-rise buildings around Claisebrook Cove to high-rise towers. The City of Perth's major projects page lists further large proposals, including twin apartment towers on Plain Street and a build-to-rent development at the former Perth Girls School. Buyers comparing buildings may wish to look beyond the individual unit to the age, height, facilities and management of the whole scheme, since these influence both levies and lender appetite.
Strata records and inspections commonly focus on water ingress, balcony and podium waterproofing, facade maintenance, lifts, fire systems and the plant serving pools and gyms. Short-stay and serviced apartment use exists in some buildings, which can affect by-laws, wear on common property and the view some lenders take. Car bays and storerooms may be separate lots or exclusive use areas, so the strata plan is worth reading.
Who lives and buys in East Perth
The 2021 Census counted 11,681 residents in East Perth, with a median age of 35 against 38 for Australia and an average household size of 1.8 compared with 2.5 nationally. Of 5,564 occupied private dwellings, 4,999 were flats or apartments, 338 were semi-detached, terrace or townhouse dwellings and only 214 were separate houses. Apartments made up 89.8 per cent of occupied homes, against 14.2 per cent nationally, and houses 3.8 per cent against 72.3 per cent. Some 2,743 apartments were in blocks of nine or more storeys and 1,602 in blocks of four to eight storeys.
The Census recorded 3,418 rented dwellings, 1,137 owned with a mortgage and 891 owned outright, so 62.2 per cent of households with a stated tenure were renting, about twice the national share of 30.6 per cent, while 20.7 per cent had a mortgage and 16.2 per cent owned outright. Median weekly household income was $2,005 against $1,746 nationally, median weekly rent was $410 against $375, and median monthly mortgage repayments were $1,950 against $1,863. Two-bedroom dwellings were the most common size at 2,697 homes.
The largest age group was 25 to 34 years, with 3,449 residents, and only 429 residents were aged 5 to 14. The Census also recorded 1,470 of the 7,032 private dwellings as unoccupied on Census night, or 20.9 per cent, which may reflect short-stay use, second homes and vacancies between tenancies. For a buyer, the figures describe a young, mobile market of small households in which investors, first home buyers and downsizers are the main purchasers.
Planning, development and flood mapping in East Perth
Within the City of Perth, City Planning Scheme No. 2 is the primary scheme, and Local Planning Scheme No. 26 contains the provisions for normalised redevelopment areas such as Claisebrook Village. The City has adopted a Local Planning Strategy and is preparing a new Local Planning Scheme No. 3, so controls on height, plot ratio and land use may change. Some land, including the Waterbank site and the primary school site, remains in the Central Perth Redevelopment Area, where DevelopmentWA is the planning authority.
The City of Perth adopted a concept plan for the Claisebrook Cove public realm in October 2024 and anticipates first stage construction from late 2026 to mid-2028, with later jetty works dependent on state dredging. In the City of Vincent, DevelopmentWA describes the East Perth Power Station precinct as a potential waterfront destination following stabilisation and decommissioning works. Apartment buyers may also wish to check nearby planning applications, because new towers can alter outlook and light.
The Department of Water and Environmental Regulation floodplain mapping shows the Swan River floodplain for the 1 in 100 annual exceedance probability flood extending over parts of the East Perth foreshore, with a development control area mapped further inland. No part of the suburb is designated on the Map of Bush Fire Prone Areas that took effect on 13 December 2025. State Planning Policy 5.4 maps the railway and major roads as transport noise corridors.
Buying an apartment in East Perth: strata documents and the offer
An accepted offer and acceptance form is a binding contract in Western Australia, and Consumer Protection WA confirms that there is no mandatory cooling-off period. Landgate states that the seller of a strata lot must give the buyer a precontractual disclosure statement before the contract is signed, that buyers may also ask about insurance, the ten-year plan and any litigation, and that late or missing disclosure can give rights to delay settlement or avoid the contract. Any deposit is usually held in trust until settlement, when the balance is paid.
Landgate also explains that strata companies with ten or more lots must have a ten-year maintenance plan and a reserve fund, so buyers may wish to compare that plan with the reserve fund balance and recent minutes. Consumer Protection WA notes that an off-the-plan settlement can occur only after Landgate issues the certificate of title. Transfer duty is assessed by RevenueWA, and the state's 2026-27 housing taxation package extended an off-the-plan duty concession to 30 June 2028. Other upfront costs include settlement agent and registration fees, and the stamp duty calculator on this site provides a general estimate.
Home loan considerations for East Perth apartments
Many lenders set a minimum internal floor area for apartments, measured without balconies and car bays, and some will not accept studios or very small one-bedroom units, or will do so only with a larger deposit. Some also restrict high-density buildings or particular inner-city postcodes through lower maximum loan-to-value ratios, exposure limits for one building, or tighter treatment of serviced, short-stay and mixed-use apartments. Buyers may wish to confirm acceptability with a lender or broker before an offer becomes unconditional.
Valuations rely on recent comparable sales, so an off-the-plan purchase can be valued below the contract price at completion. Levies in buildings with lifts and pools can be substantial, and lenders include them in serviceability, which reduces borrowing power. Investors may wish to test rental yield after levies, insurance and vacancy. First home buyers using the Australian Government 5% Deposit Scheme still need the apartment to meet the lender's security policy, and lenders mortgage insurance, where required, brings the insurer's own property rules.
Lending considerations for East Perth
- Studios and small one-bedroom apartments may fall below the minimum internal floor area that many lenders and mortgage insurers require.
- Some lenders apply lower maximum loan-to-value ratios or exposure limits to high-density buildings and particular inner-city postcodes.
- Serviced, short-stay and mixed-use apartments are assessed more conservatively by some lenders and may need a larger deposit.
- Strata levies, the ten-year maintenance plan and the reserve fund balance affect valuation and reduce assessed borrowing capacity.
- Off-the-plan purchases are valued at completion, so a shortfall against the contract price is possible and must be funded from savings.
- Parts of the foreshore are within mapped Swan River floodplain, which can affect insurance terms and should be checked for a specific building.
Lender policy differs between institutions and changes over time. The guide to Australian lenders explains how credit policy varies, and the home loan guide sets out the main loan structures.
Transfer duty when buying in East Perth, WA
Transfer duty, commonly called stamp duty, is set by the state or territory rather than by suburb. The table shows indicative duty in Western Australia for an owner-occupier buying an established home at four illustrative purchase prices. These prices are examples only and are not an indication of values in East Perth.
| Purchase price | Owner-occupier duty | Eligible first home buyer |

Indicative relief: no duty to $600,000 and a concessional rate to $800,000, for agreements entered into from 7 May 2026. Figures are indicative, exclude transfer and mortgage registration fees, and are subject to change. Eligibility conditions apply. Confirm the amount with the relevant revenue office before relying on it, or model a specific price with the stamp duty calculator. Grants and guarantees are explained in the government grants guide.
Frequently asked questions about buying in East Perth
Are apartments in East Perth harder to get a loan for?
Standard apartments are widely accepted, but lender policy varies. Many lenders set a minimum internal floor area and some restrict studios, serviced or short-stay apartments, mixed-use buildings or high-density postcodes, often through a lower maximum loan-to-value ratio. Buyers may wish to obtain the internal area from the strata plan and confirm with a lender or broker that the apartment is acceptable before the offer becomes unconditional.
Which train stations serve East Perth?
Two stations serve the suburb. Transperth timetables list Claisebrook Station on the Midland, Airport, Ellenbrook, Armadale and Thornlie-Cockburn lines, and East Perth Station on the Midland, Airport and Ellenbrook lines. East Perth Station is also the departure point for the Transwa Prospector, MerredinLink and AvonLink regional trains. Free Red CAT and Yellow CAT buses link the suburb with Perth Station and West Perth.
What strata documents should I check before buying in East Perth?
Landgate states that the seller of a strata lot must provide a precontractual disclosure statement before the contract is signed. Buyers may also ask about insurance, the strata council, the ten-year maintenance plan, the reserve fund and any litigation, and may wish to read recent minutes for planned remedial works or special levies. Strata companies with ten or more lots must keep a ten-year plan and a reserve fund.
Is East Perth in a flood zone?
Parts of it are mapped. The Department of Water and Environmental Regulation floodplain mapping shows the Swan River floodplain for the 1 in 100 annual exceedance probability flood over parts of the East Perth foreshore, with a floodplain development control area further inland. The department advises contacting the local government about building controls. Buyers may wish to check the mapping tool and the insurance arrangements of the building.
Has the WACA Ground redevelopment in East Perth been completed?
The rebuilt WACA Ground held a community open day on 28 February 2026, which included pool sessions, and its website lists an indoor cricket centre, guided ground tours and an all-abilities play space. The operator states that a new museum is still being prepared. The works were delivered under the WACA Ground Improvement Project, part of the Perth City Deal. Opening hours and bookings are published on the venue's website.
Is there a primary school in East Perth?
Not yet. The City of Perth reports that the state government acquired about two thirds of the Queens Gardens car park on Nelson Crescent for East Perth Primary School and anticipates that the school will open in time for the 2029 school year, with DevelopmentWA as the planning authority. Trinity College, a Catholic boys' school for Years 4 to 12, is located in the suburb.
