Werribee location and character
Werribee sits on the plains approximately 30 kilometres south-west of the Melbourne CBD, between the metropolitan area and Geelong. The Werribee River winds through the suburb, and the traditional town centre is based on Watton Street, close to the railway station. The settlement was established as an agricultural township in the 1850s and only took the name Werribee in the early twentieth century, and it retains a recognisable main street and civic core.
Today the suburb functions as the service centre for a municipality whose population, according to Wyndham City, now exceeds that of Greater Geelong. Hoppers Crossing adjoins it to the east and Wyndham Vale to the west, while the Werribee Park precinct, the Victoria State Rose Garden and Werribee Open Range Zoo lie to the south. The council is running a Rediscover Werribee City Centre program covering streetscapes, community spaces and the Wyndham Cultural Centre, and has completed a streetscape upgrade of Duncans Road between Watton Street and Synnot Street.
Transport, health and education in Werribee
Werribee station is the terminus of the metropolitan Werribee line and a local bus interchange, with routes running to Hoppers Crossing, Williams Landing, Tarneit and Wyndham Vale stations. Regional Geelong trains have run via the Regional Rail Link since 2015 and do not stop at Werribee. The Cherry Street level crossing beside the town centre was replaced by a road overpass in 2021. By road, the Princes Highway runs through the centre as Synnot Street, and the Maltby Bypass carries through traffic between Melbourne and Geelong around the southern side of the suburb.
Werribee Mercy Hospital on the Princes Highway is the public hospital for the area. The Victorian Government began main works on an expansion of its emergency department in August 2024, roughly doubling the number of treatment spaces and adding a paediatric zone and mental health spaces, and Mercy Health described the project as on track for completion in 2026. East of the hospital, the East Werribee Employment Precinct has had a precinct structure plan since 2013, but the Victorian Planning Authority states that the broader future of the precinct is a matter for the Victorian Government.
Schools located in the suburb include Werribee Primary School, Werribee Secondary College on Duncans Road, MacKillop College in Russell Street and Suzanne Cory High School, a selective entry government school on Hoppers Lane. For recreation, Chirnside Park on Watton Street contains an oval that is home to the Werribee Football Club, tennis and bowls facilities and the Werribee Outdoor Olympic Pool, and the Werribee River Trail follows the river corridor.
Housing stock in Werribee
The older parts of Werribee, close to the town centre and the river, contain weatherboard and brick veneer houses from the post-war decades, generally on larger allotments than those offered in newer subdivisions. Some of these sites have been redeveloped with two or more dwellings, creating a supply of single-level villa units and small townhouses. Beyond this core, estates developed in the later decades of the twentieth century consist mainly of brick veneer family houses with garages on conventional suburban streets.
On the edges of the suburb, newer estates offer single and double storey homes by volume builders on comparatively compact allotments, often sold as house-and-land packages. Apartments are close to absent, and small dwellings of any kind are scarce. Typical condition issues include cracking associated with footing movement, ageing roofs and wet areas in post-war houses, and incomplete landscaping or fencing in recently built homes.
Who lives and buys in Werribee
The 2021 Census counted 50,027 residents in Werribee, with a median age of 35 against 38 nationally and an average household size of 2.7 against 2.5. Of 17,614 occupied private dwellings, 14,970 (85.0 per cent) were separate houses, 2,436 (13.8 per cent) were semi-detached or townhouse dwellings and only 192 (1.1 per cent) were flats or apartments. Three-bedroom dwellings were the most common at 8,843, followed by four-bedroom dwellings at 5,396, confirming that this is overwhelmingly a family housing market.
Excluding households that did not state their tenure, 39.2 per cent of dwellings (6,802) were owned with a mortgage, above the Australian figure of 35.0 per cent, 25.6 per cent (4,443) were owned outright and 33.8 per cent (5,860) were rented. The median weekly rent was $330 against $375 nationally, median monthly mortgage repayments were $1,733 against $1,863, and median weekly household income was $1,645 against $1,746.
For a buyer, the 2021 Census figures describe a young, mortgage-belt suburb in which housing costs and incomes both sat a little below the national medians. First home buyers and young families are prominent, upgraders commonly move within the municipality to a larger or newer house, investors purchase established houses and units for family tenants, and some downsizers move to villa units near the town centre, station and hospital.
Planning, development and risks in Werribee
Wyndham City adopted the Wyndham Housing and Neighbourhood Character Strategy 2023 at its meeting of 19 December 2023, which sets the direction for where more intensive housing is encouraged and where existing character is to be respected. For owners of older houses on large allotments near the centre, this strategy and the zoning that implements it will influence future redevelopment potential.
Consumer Affairs Victoria's due diligence checklist asks buyers to investigate flood and fire risk, planning controls and, in growth areas, whether a growth areas infrastructure contribution may apply to the land. Melbourne Water is updating flood modelling across Greater Melbourne in partnership with councils, and land near the Werribee River and local drainage lines may be affected by flood-related overlays. The overlays that apply to a specific title are listed in the vendor's section 32 statement and can be checked independently before an offer is made.
Villa units and townhouses on subdivided blocks usually share a driveway or services, which means an owners corporation exists even where there are only two or three dwellings. Consumer Affairs Victoria notes that owners corporations carry obligations for insurance, record keeping and fees. In very small developments these can be neglected, so purchasers may wish to read the owners corporation certificate closely and confirm that common property insurance is current.
Buying property in Werribee: how it works in Victoria
In Victoria the vendor must provide a section 32 statement before the contract is signed, disclosing matters such as mortgages, easements, planning controls, rates and taxes, and a contract is not binding on a buyer if the statement is missing, incomplete or inaccurate. Private sales may be made subject to finance or a building inspection, and most carry a cooling-off period of three clear business days, with a small amount forfeited if it is exercised. There is no cooling-off at auction, and the right is also lost where an offer is accepted fewer than three clear business days before a scheduled auction.
The deposit is held in trust until settlement, when the balance is paid and title passes. Land transfer duty is payable to the State Revenue Office on the dutiable value of the property, and the office lists concessions or exemptions for eligible first home buyers, principal places of residence, off-the-plan purchases and pensioners, all of which change from time to time. Buyers of new homes may also need to budget for fencing, landscaping and window coverings. The BorrowWise stamp duty calculator gives a general estimate of land transfer duty.
Home loan considerations for Werribee property
House-and-land purchases are usually financed with a land loan followed by a construction loan drawn in progress payments as each building stage is completed, with interest charged on the amount drawn. Where land is not yet titled, settlement can be delayed beyond the life of a finance approval, which may require reassessment under the lending policy and personal circumstances that apply at that time. Valuations in estates where many similar homes are sold at once can differ from the contract price, particularly where incentives are involved, and lenders rely on the valuation.
Many buyers in growth corridors purchase with a small deposit, which generally results in lenders mortgage insurance being charged, and the federal 5% Deposit Scheme may be relevant to eligible first home buyers. For older houses on large allotments, lenders value the property on its existing residential use, and subdivision potential is not normally reflected. For villa units, lenders expect evidence of owners corporation insurance before settlement. The BorrowWise borrowing power calculator and deposit calculator provide general estimates to discuss with a lender or broker.
Lending considerations for Werribee
- House-and-land purchases typically involve a construction loan with progress payments, and interest is charged on the amount drawn.
- Delays in land titling can outlast a finance approval, requiring reassessment before settlement.
- Valuations in new estates can vary from contract prices where similar stock is plentiful or incentives have been offered.
- Small deposits are common in growth corridors, and lenders mortgage insurance generally applies at high loan-to-value ratios.
- Small unit developments still involve an owners corporation, and lenders may require evidence of common property insurance before settlement.
- Lenders value older houses on large allotments on their existing use, so subdivision potential is not normally reflected in the loan amount.
Lender policy differs between institutions and changes over time. The guide to Australian lenders explains how credit policy varies, and the home loan guide sets out the main loan structures.

Grants and guarantees are explained in the government grants guide.
Frequently asked questions about buying in Werribee
Is Werribee a good suburb for first home buyers?
Werribee is widely considered by first home buyers because detached houses dominate and the suburb has a railway terminus, a public hospital and an established town centre. At the 2021 Census, 39.2 per cent of households had a mortgage, above the national share. Suitability depends on individual finances and commuting needs, and Victorian duty concessions can be confirmed with the State Revenue Office.
What types of property are available in Werribee?
The market consists mainly of detached houses, which made up 85.0 per cent of occupied dwellings at the 2021 Census. Older weatherboard and brick veneer homes on larger blocks are found near the town centre and river, later estates contain conventional family houses, and newer estates offer homes on smaller allotments. Villa units and townhouses exist on subdivided sites, while apartments are close to absent.
Does Werribee have a train station and do Geelong trains stop there?
Werribee station is the terminus of the metropolitan Werribee line and has a bus interchange serving surrounding suburbs. Regional Geelong services have run via the Regional Rail Link since 2015 and do not stop at Werribee. Buyers who commute may wish to consider the distance of a particular street from the station, since the suburb covers a large area.
How does finance work for a house-and-land package in Werribee?
A house-and-land purchase is commonly funded in two parts: a loan to settle the land and a construction loan released in stages as the builder completes each phase. Repayments during construction are often interest only on the amount drawn. Lenders assess the combined cost against an on-completion valuation, and approvals may need renewal if land titles are delayed.
Is there a cooling-off period when buying a house in Werribee?
Most private sales of residential property in Victoria carry a cooling-off period of three clear business days from signing, and a small amount is forfeited if the buyer withdraws. It does not apply to purchases at auction or to offers accepted fewer than three clear business days before a scheduled auction. Buyers may wish to have the section 32 statement reviewed before signing.
What upfront costs apply when buying in Werribee?
Typical upfront costs include the deposit, land transfer duty, conveyancing fees, building and pest inspections for established homes and loan establishment charges. Lenders mortgage insurance may apply where the deposit is small. Buyers of new homes may also need to budget for items outside the building contract, such as landscaping, fencing or driveways. The BorrowWise stamp duty and LMI calculators provide general estimates.
