Taperoo location and character
Taperoo lies on the LeFevre Peninsula north-west of the Adelaide city centre, adjacent to Osborne and Largs North. It is bounded to the north by Moldavia Walk and Solvay Road, to the south by Strathfield Terrace, and in the west and east by Gulf St Vincent and the Port River respectively. It is primarily a residential suburb, with a minor harbourside presence on the eastern side.
The name was in use by 1920, when a railway siding located opposite the works of the then defunct Silicate Brick Company, between Outer Harbour and Glanville, was renamed Taperoo. The name is derived from an Aboriginal word meaning calm, and part of the suburb is reported as having formerly been known as Silicate.
As with the other peninsula suburbs, the name was formally submitted by the City of Port Adelaide at a council meeting held on 10 May 1945 and formally adopted in 1951 by the Nomenclature Committee. In January 2007 a portion was excluded and added to the suburb of Largs North.
Transport and amenity in Taperoo
Taperoo station is on the Outer Harbor line, about 18.2 kilometres from Adelaide station by rail, between Draper and Midlunga. The line runs 21.9 kilometres from Adelaide to Outer Harbor and first opened to Outer Harbor in 1908. It has not been electrified: a plan announced in 2008 was deferred in the 2011 budget and cancelled in June 2012, so services use diesel railcars.
Adelaide Metro buses serve the peninsula and connect Taperoo to Port Adelaide and Semaphore. By road, Victoria Road runs the length of the peninsula and Strathfield Terrace bounds the suburb to the south, while the Port River Expressway provides the connection east. Because the peninsula is long and narrow, road access is comparatively constrained.
Daily shopping is served locally and at Port Adelaide and Semaphore, and the gulf beach on the western side provides the principal recreation. Schools operate in the suburb and its neighbours, and this guide does not describe school zones, which the Department for Education or the school concerned can confirm.
Housing stock in Taperoo
Housing reflects both mid twentieth-century development on the peninsula and later infill. Older detached houses on regular allotments sit alongside a substantial body of semi-detached and townhouse dwellings, some built as public housing and since sold privately, together with a smaller number of flats.
At the 2021 Census, 784 of the 1,351 occupied private dwellings were separate houses, 452 were semi-detached or townhouse dwellings and 115 were flats or apartments, so houses made up 58.0 per cent of occupied homes against 72.3 per cent nationally, while attached dwellings accounted for 33.5 per cent against 12.6 per cent. Three-bedroom homes dominated at 854.
Inspections on the peninsula commonly consider corrosion in a marine environment, salt damp in older masonry, roof and gutter condition, original services and asbestos-containing materials in dwellings built before the 1980s. Where a dwelling is strata or community titled, corporation records deserve review.
Who lives and buys in Taperoo
The 2021 Census counted 3,250 residents in Taperoo, with a median age of 39 against 38 for Australia and an average household size of 2.3 people compared with 2.5 nationally. The largest age groups were 25 to 34 years at 454 people, 45 to 54 at 443, 35 to 44 at 425 and 55 to 64 at 404, an even spread across the working years.
Renting is the largest tenure. The Census recorded 562 rented dwellings, 435 owned with a mortgage and 313 owned outright, so 42.6 per cent of households with a stated tenure rented, 33.0 per cent had a mortgage and 23.7 per cent owned outright, against 30.6 per cent renting nationally. Median weekly household income was $1,041 against $1,746, median weekly rent was $250 against $375, and median monthly mortgage repayments were $1,359 against $1,863.
For a buyer, this is among the more affordable coastal markets in metropolitan Adelaide, with a station in the suburb and a beach on its western edge. First home buyers and investors are the main purchasers, and household income well below the national median means serviceability is the central consideration for owner-occupiers.
Planning and coastal considerations in Taperoo
Zoning and overlays come from the state-wide Planning and Design Code, which replaced council development plans in March 2021, and can be viewed for any address through the South Australian Property and Planning Atlas. Where public housing was concentrated, zoning may support medium-density redevelopment, so buyers considering subdivision may wish to confirm the applicable zone and any minimum allotment requirements.
The suburb sits low on a narrow peninsula with water on both sides, so coastal and flood hazard overlays may apply, and their extent varies between the gulf side, the interior and the Port River frontage. Buyers may wish to check the mapped position of a specific address rather than judging from the general character of the suburb.
The Census recorded 119 unoccupied private dwellings out of 1,471 on Census night, a figure consistent with ordinary turnover in a market with substantial rental ownership rather than with holiday use.
Buying in Taperoo under South Australian contract law
A South Australian vendor must serve a Form 1 vendor's statement. The Law Handbook published by the Legal Services Commission describes it as disclosing mortgages and encumbrances, planning zone and overlay information and recent transfers, and as explaining cooling-off rights, while cautioning that many matters affecting enjoyment of a home need not be disclosed.
The purchaser generally has two clear business days from service of the Form 1 to cool off by written notice, and no cooling-off applies at auction. Contracts are often made subject to finance, and the clause should specify when approval is due. A conveyancer normally manages settlement, and first home buyer duty relief in South Australia applies to new homes only.
Home loan considerations for Taperoo property
Houses and townhouses on standard titles are accepted security. As in other parts of this council area where public housing was concentrated, some lenders apply additional scrutiny, which can appear as a lower maximum loan-to-value ratio or a more conservative valuation, so buyers borrowing a high share of the price may wish to confirm the position early.
Coastal hazard mapping is the other practical matter. Building insurance for a low-lying property where such mapping applies can differ in price and terms, and lenders require cover in place at settlement. For strata and community titled dwellings, corporation levies are counted in serviceability assessments and reduce borrowing power, and exterior maintenance costs in a marine environment can be significant.
Lending considerations for Taperoo
- Some lenders apply a lower maximum loan-to-value ratio where public housing was concentrated.
- Coastal and flood hazard mapping on a low-lying peninsula can affect building insurance price and terms.
- Median weekly household income of $1,041 was well below the national figure, so serviceability usually binds first.
- Strata and community corporation levies are counted in serviceability assessments and reduce borrowing power.
- A marine environment accelerates corrosion and salt damp, which inspections commonly identify.
Lender policy differs between institutions and changes over time. The guide to Australian lenders explains how credit policy varies, and the home loan guide sets out the main loan structures.
Transfer duty when buying in Taperoo, SA
Transfer duty, commonly called stamp duty, is set by the state or territory rather than by suburb. The table shows indicative duty in South Australia for an owner-occupier buying an established home at four illustrative purchase prices. These prices are examples only and are not an indication of values in Taperoo.
| Purchase price | Owner-occupier duty | Eligible first home buyer |
|---|---|---|
| $500,000 | $21,330 | $21,330 |
| $750,000 | $35,080 | $35,080 |
| $1,000,000 | $48,830 | $48,830 |
| $1,500,000 | $76,330 | $76,330 |
South Australian relief applies to new homes only, with no price cap. Established homes attract full duty. Figures are indicative, exclude transfer and mortgage registration fees, and are subject to change. Eligibility conditions apply. Confirm the amount with the relevant revenue office before relying on it, or model a specific price with the stamp duty calculator. Grants and guarantees are explained in the government grants guide.
